A Commercial Practice Built Inside a Family-Owned Firm

Nicklaus Vance built its name in luxury residential. The commercial division exists for a different job — office, retail, industrial, multifamily, and land across Palm Beach, Martin, and St. Lucie counties. You get the reach and relationships of a firm that closed a $97 million off-market sale in 2025, paired with a boutique team whose only agenda is your result.

What We Do

Full-Service Leasing & Investment Sales Across Every Major Asset Class

Landlord Representation

We market and lease vacant space on behalf of ownership: pricing strategy, tenant targeting, marketing exposure, and lease negotiation through execution.

Investment Sales

Disposition and acquisition of income-producing office, retail, industrial, multifamily, and land — underwritten with an income-approach valuation and a defensible cap rate, not a number chosen to win the listing.

Tenant Representation

Site selection, market surveys, and lease negotiation for businesses looking to occupy space, with an eye on long-term occupancy cost and flexibility.

Asset & Portfolio Advisory

Guidance for owners, banks, and asset managers on positioning, repositioning, or disposing of individual assets or entire portfolios, drawn from direct experience with distressed assets and REO.

Property Types

Property Types We Handle

Office

Ground-floor and multi-tenant office leasing and sales, including tenant-improvement and buildout coordination.

Retail

Single-tenant, multi-tenant, and shopping-center leasing and investment sales.

Industrial

Warehouse, flex, and distribution space — leasing and investment sales.

Multifamily

Apartment communities and smaller multifamily assets, from acquisition and disposition to portfolio unwinds.

Land

Vacant and entitlement-stage land, including assemblages, development sites, and land-banking opportunities.

The Difference

Most Brokers Can Market a Listing. Few Can Underwrite One.

Casey Prindle spent the first part of his career in finance and banking, then spent the 2008 downturn valuing distressed assets for Fannie Mae, major banks, and institutional buyers. So every price and lease-rate recommendation you get is backed by real numbers — an income approach and an honest sales or lease comparison — not a figure chosen to win your business and quietly walked back later.

Why a Commercial Division

Nicklaus Vance's reputation was built in luxury residential. That's exactly why the commercial division was built as its own platform, focused only on office, retail, industrial, multifamily, and land. You get boutique, family-owned backing and the reach of the Nicklaus Vance network — without a corporate machine steering you toward in-house inventory the way large national firms often do.

Our Process

How Every Assignment Runs

The same disciplined process, regardless of property type or price.

01

Valuation done on paper

Pricing and lease-rate recommendations backed by an income approach and a real sales or lease comparison. Never a number chosen to win the assignment.

02

Positioning

Every property packaged with a clear story for the specific buyer or tenant most likely to act — not a generic listing thrown at the market.

03

Targeted marketing

Direct exposure to the buyer or tenant universe for your asset type, backed by the reach of the Nicklaus Vance network.

04

Active management through closing

Regular communication from LOI or lease proposal through negotiation, due diligence, and closing. No surprises along the way.

The Client-First Filter

Every recommendation is measured against one standard: does it protect you from the two most expensive mistakes in commercial real estate — overpaying on a purchase, or leaving money on the table on a sale or lease? If it doesn't clear that bar, it doesn't get recommended.

Your Point of Contact

Casey Prindle

Casey Prindle leads investment sales and leasing for the Nicklaus Vance Commercial Division across office, retail, industrial, multifamily, and land throughout Palm Beach, Martin, and St. Lucie counties, with select assignments statewide.

A Northeastern University graduate, Casey built an early career in finance and banking in Boston, New York, and Miami — with CDC IXIS Asset Management, Royal Bank of Canada, and Bank of America. When the mortgage-backed securities market collapsed in 2008, a former bond client asked him to get licensed and represent a distressed-asset real estate fund across Florida. He took a $40 million portfolio of distressed notes from courthouse to resale, then represented Fannie Mae and major banks in REO disposition — several hundred million dollars in combined volume.

Since 2009 he has represented family offices, private equity funds, developers, asset managers, banks, and high-net-worth investors, alongside individual owners and first-time commercial buyers. He has closed more than a million square feet in commercial investment sales and has been qualified as an Expert Real Estate Witness in Miami-Dade County courts.

About the Firm

A Legacy That Opens Doors

Founded in 2003 by Michael Nicklaus — youngest son of golf icon Jack Nicklaus — and businessman Todd Vance, Nicklaus Vance remains family-owned, with offices across Florida and South Carolina. In 2025 the firm represented the off-market sale of a $97 million North Palm Beach property, the fourth-largest residential sale in the country that year — a transaction that reflects a network built over decades. That same network works behind every commercial assignment. Giving back is part of the culture: the firm supports the Nicklaus Children's Health Care Foundation, contributing more than $100,000 to date.
