Babcock Ranch

Babcock Ranch is a master-planned community in Southwest Florida that straddles southeastern Charlotte County and northeastern Lee County — recognized as America's first solar-powered town — located approximately 13 miles northeast of downtown Fort Myers and 28 miles south of downtown Punta Gorda. Developed by Kitson & Partners on roughly 18,000 acres retained from the original 91,000-acre Babcock family ranch, the community welcomed its first residents in 2018 and is planned for approximately 19,500 homes at full buildout. More than 73,000 acres of the original ranch were placed into permanent preservation as the Babcock Ranch Preserve, and roughly half of the town's footprint — about 9,000 acres — is dedicated to greenways, parks, and lakes.

The community sits north of State Road 78 at State Road 31, about 25 miles from Southwest Florida International Airport (RSW). Babcock Ranch is built around a downtown district anchored by Founder's Square along Lake Babcock, two 18-hole golf courses, an active K–8 and 9–12 charter school system, more than 100 miles of trails (150 miles planned), and an on-site Lee Health Healthy Life Center.

Living at Babcock Ranch

Power for the town comes from the FPL Babcock Ranch Solar Energy Center and the adjacent FPL Babcock Preserve Solar Energy Center, which together cover roughly 870 acres and operate approximately 687,000 panels with 150 MW of combined capacity. Sustainability extends beyond solar: the town has its own wastewater treatment infrastructure, stormwater bioswales, restored wetlands and freshwater lakes, native landscaping, vegetable and fruit gardens, EV charging stations, and an autonomous electric shuttle service operated as a joint venture between Kitson & Partners and Transdev.

Babcock Ranch also drew national attention for its performance during Hurricane Ian in 2022 and Hurricane Milton in 2024, due in part to underground utilities, native stormwater design, and an elevated land position relative to flood plains in the surrounding region.

Babcock Ranch Neighborhoods

Babcock Ranch is composed of distinct neighborhoods built by a rotating roster of national and regional homebuilders, including Lennar, Pulte Homes, Toll Brothers, D.R. Horton, DiVosta, Meritage Homes, Park Square Homes, William Ryan Homes, and Dream Finders Homes. Notable neighborhoods include:

  • Babcock National — Lennar's gated golf neighborhood featuring an 18-hole Gordon Lewis–designed course, a resort-style pool, fitness center, and clubhouse, with a mix of terrace condominiums, coach homes, and estate homes.

  • Webb's Reserve — A Lennar neighborhood anchored by the Webb's Reserve Golf Club, a semiprivate 18-hole Nicklaus Design course (lead architect Chris Cochran) that opened in November 2024. Amenities include one of only two Toptracer Aqua Ranges in the world (eight bays), pickleball and tennis courts, a fitness center, a resort pool, and the two-story Eagle's Nest Bar & Grille.

  • Regency at Babcock Ranch — A 55+ active-adult neighborhood by Toll Brothers featuring villas and single-family homes with resort-style amenities.

  • Tucker's Cove — A Lennar neighborhood centered on a private resort water amenity that includes a lazy river, water slide, beach entry pool, and family pool, with single-family homes, townhomes, and villas.

  • TerraWalk — A DiVosta neighborhood with single-family and attached villa homes, a resort pool, grand clubhouse, fire pit lounge, sports courts, dog park, and walking trails.

  • Verde — A gated Pulte Homes neighborhood with single-family homes and six community parks.

  • Waterview Landing — A Toll Brothers neighborhood overlooking Lake Babcock with modern single-family homes.

  • Edgewater and Edgewater Shores — Gated Pulte Homes neighborhoods of one- and two-story single-family homes with open floor plans.

  • Northridge — Pulte Homes single-family designs with spacious interiors and designer finishes.

  • Palmetto Landing — A gated D.R. Horton neighborhood of single-family homes and twin villas with a community pool, splash pad, and bocce court.

  • The Preserve — D.R. Horton twin villas with a community pool and bocce court.

  • The Sanctuary — William Ryan Homes single-family residences with a pool, splash pad, event lawn, and play area.

  • Townwalk — Park Square Homes two-story townhomes a short walk from Founder's Square.

  • Trails Edge — Lennar-built homes across executive, manor, and villa collections.

  • Creekside Run — A Dream Finders Homes gated enclave with floor plans ranging from approximately 1,657 to 3,550 square feet.

  • Crescent Lakes — A Meritage Homes lakeside gated neighborhood with single-family homes and a private amenity center.

  • Lake Timber — A neighborhood of single-family homes built by Pulte and other partners with contemporary design.

  • Willowgreen — A Lennar neighborhood of three-bedroom coach homes along the shores of Lake Babcock, with a neighborhood pool, pool house, and fire pit.

Downtown Babcock Ranch

Founder's Square, a 13-acre gathering place along the southern edge of Lake Babcock, is the social hub of the community. The square features an outdoor amphitheater and band shell, a boardwalk, an interactive splash pad, and a roster of locally owned restaurants and shops that has included Slater's Goods & Provisions, Lake House Kitchen & Bar, Square Scoops Coffee & Creamery, and The Hatchery co-working space. Adjacent to Founder's Square sits Woodlea Hall, home to the Discovery Center — a roughly 9,191-square-foot two-story welcome center where visitors and residents learn about the community's sustainability story.

A second commercial hub, Crescent B Commons at 42051 Cypress Parkway, anchors Babcock Ranch's southern entrance and is built around an 83,487-square-foot Publix Super Market with a drive-thru pharmacy. The Cypress Lodge resident amenity along Lake Babcock — a roughly 17,000-square-foot indoor-outdoor clubhouse with a 2,500-square-foot heated pool, event lawn, and grand fireplace — rounds out the community's central amenities.

Schools at Babcock Ranch

Babcock Neighborhood School (BNS) is a tuition-free public charter school serving kindergarten through 8th grade through the Charlotte County School District. The school uses a greenSTEAM curriculum, an extension of STEM that adds art and environmental education with project-based, place-based learning. Babcock High School (grades 9–12), also a public charter through the Charlotte County School District, continues the greenSTEAM model with AP courses, dual enrollment options, and AICE Diploma pathways. Buyers should verify current enrollment, lottery, and zoning details with the school district directly.

Pre-K options include Bloom Academy Cypress Commons, a LEED-certified, solar-powered preschool serving children from twelve months through school age, with VPK and school-age care programs.

Babcock Ranch FAQs

What types of homes are available in Babcock Ranch homes for sale?

Babcock Ranch offers a wide mix of housing types, including single-family homes, twin villas, attached villas, townhomes, coach homes, and condominiums. Floor plans range from compact two-bedroom villas under 1,500 square feet to estate homes well over 3,000 square feet. Most homes are built within the last several years to current Florida hurricane code, with energy-efficient construction and solar-ready infrastructure.

Is Babcock Ranch a gated community?

Babcock Ranch as a whole is not a gated town, but several individual neighborhoods inside it are gated, including Babcock National, Edgewater, Edgewater Shores, Palmetto Landing, Verde, Crescent Lakes, and Webb's Reserve. The downtown district at Founder's Square is open to the public.

What schools serve Babcock Ranch homes for sale?

Babcock Ranch is home to two public charter schools authorized through the Charlotte County School District: Babcock Neighborhood School (K–8) and Babcock High School (9–12). Both follow a greenSTEAM curriculum that emphasizes science, technology, engineering, the arts, mathematics, and environmental learning. Bloom Academy Cypress Commons serves the preschool age range. Buyers should confirm current zoning and enrollment policies directly with the Charlotte County School District.

What makes Babcock Ranch different from other Punta Gorda communities?

Babcock Ranch is recognized as America's first solar-powered town, with the FPL Babcock Ranch and Babcock Preserve Solar Energy Centers generating 150 MW across roughly 870 acres adjacent to the community. The town pairs that energy footprint with a charter K–12 school system on-site, two 18-hole golf courses (a Gordon Lewis design at Babcock National and a Nicklaus Design course at Webb's Reserve), an autonomous electric shuttle service, an on-site Lee Health Healthy Life Center, and a hurricane-resilient infrastructure that drew national attention after Hurricanes Ian and Milton. About half of the town's 18,000-acre footprint is dedicated to greenways, parks, and lakes.
